The Bruhat Bengaluru Mahanagara Palike (BBMP) has issued 6,24,334 final e-khatas across the city, marking a substantial leap in Bengaluru’s property record management system. The civic body launched the e-khata system on October 1, 2024.

As part of this new system revolutionised by BBMP Special Commissioner (Revenue), Munish Moudgil, over 23 lakh property records were digitised. The aim of this system is to bring transparency and streamline the property tax system. The BBMP Chief Commissioner Maheshwar Rao also working hard to ensure the success of this system.

According to the e-khata status report dated July 24, more than 6.35 lakh applications were received cumulatively, of which a whopping 6.24 lakh have been disposed of, leaving only about 10,699 pending. These pending applications are distributed among various levels of officials: 2,237 with caseworkers, 1,434 with Revenue Officers, 317 with Deputy Commissioners, and 493 with Joint Commissioners.

The report exclusively shared with blrpost.com shows that the Mahadevapura zone has emerged as the highest contributor to e-khata disposal, clocking in 1,01,265 applications, of which 1,00,107 have been cleared. Sub-divisions such as Whitefield, Hoodi, Horamavu, and KR Puram together account for a bulk of this figure. Whitefield alone recorded 22,750 disposals, followed by Horamavu with 23,045, and Hoodi with 21,628.

Close behind is Bommanahalli zone, with 99,594 applications received and 97,516 disposed of. Key sub-divisions such as Begur, HSR Layout, Uttarahalli, and Yelachenahalli performed robustly. Begur, in particular, reported 25,197 disposals, followed by Uttarahalli (19,598) and HSR Layout (10,395).

The South zone continues its momentum with 87,910 applications, of which 86,341 were disposed of. Sub-divisions like BTM Layout, Banashankari, and Jayanagar contributed steadily, with BTM clearing 8,217 applications and Jayanagar 6,545.

In East Bengaluru, which includes areas such as CV Raman Nagar, Hebbal, and Domlur, over 59,000 e-khatas were cleared. CV Raman Nagar alone processed 6,950 applications, reflecting efficiency despite being a mid-volume region.

The Yelahanka zone—a rapidly urbanising corridor—saw 84,560 applications, of which 83,634 were processed. Areas such as Byatarayanapura, Kodigehalli, and Yelahanka Satellite Town showed a swift turnaround, with Byatarayanapura disposing of 27,810 applications and the satellite town contributing another 14,350.

Meanwhile, Dasarahalli zone achieved 35,665 disposals out of 35,316 received, a near-perfect clearance rate. Sub-divisions like Peenya, T. Dasarahalli, and Shettihalli showed remarkable consistency, with minimal backlogs.

The West zone recorded 65,905 disposals from 65,934 applications, aided by sub-divisions like Rajajinagar, Malleswaram, and Chamarajpet. Similarly, RR Nagar zone processed 29,046 applications, with nearly 97% cleared, further highlighting administrative commitment to digitisation.

Despite the scale of operations, only 10,699 e-khata applications remain pending across the city. These are split between case workers (2,237), revenue officers (1,434), deputy commissioners (317), and joint commissioners (493).

The e-khata system, primarily meant for digitally updating property ownership records (including mutations), has shown improved efficiency with daily disposals crossing 3,500 cases.

New khata applications: 32,443 Disposed

In parallel, new khata applications — which pertain to properties to obtain fresh khata — are being processed separately. As per the same report, 32,443 new khata applications have been disposed of, comprising 18,567 approvals and 13,876 rejections. The BBMP had received 53,047 applications on this category.

These new khatas are crucial for property owners who do not have manual khata. The owners have to pay taxes for such properties to obtain this significant document.

Zones like Mahadevapura, Bommanahalli, and South Bengaluru lead in the number of new khata approvals, with subdivisions such as Begur, Uttarahalli, Yelahanka Satellite Town, and Horamavu recording high disposal numbers.

While the e-khata system focuses on existing property ownership and mutation updates, the new khata segment caters to first-time registrations, reflecting Bengaluru’s real estate growth.

BBMP officials say both processes are being streamlined with time-bound targets. Real-time tracking, digital workflows, and escalation mechanisms are ensuring faster disposal — significantly reducing delays that once plagued khata issuance.

With over 6.5 lakh property owners now digitally linked, and tens of thousands of new khatas processed, BBMP’s khata digitisation initiative is steadily reshaping urban property governance in Bengaluru.

  1. Disposed – is a right word. Ekhata – issued is in Kannada and many owners would not know if the document has correct information in it. Why the IAS officers who read and write all newspapers like Times of India , Indian Express and conduct business , coming from various cadres and cities don’t understand this simple issue.

Should it be 6.24 lacs “issued” or disposed ? Disposal – shows the get rid of sentiment.
ARO ‘s have still create mess in the original databases by adding mismatch from original data.
    Please verify

  2. Huge Corruption under Hebbagudi Branch, where people has to Pay huge to get Online ekhata access.
Every citizen deservs service as they pay property tax.
Govt should make sure this is available free of cost as a service to all home owners
