7,000 Bengaluru properties in auction list for ₹437 crore arrears

More than 7,000 property owners across Bengaluru’s five city corporations are facing imminent auction of their properties after failing to clear long-pending property tax dues amounting to over ₹437.55 crore, according to official data released by the Greater Bengaluru Authority (GBA).
An abstract of proclamation notices issued by the civic body shows that a total of 7,020 properties have accumulated arrears under multiple heads, including Property Tax (PT), cess, interest, penalties, Solid Waste Management (SWM) cess and user fees. Despite repeated notices and coercive measures, the dues remain unpaid, prompting the corporations to initiate auction proceedings as a last-resort recovery mechanism.
The highest outstanding amount is from the East Corporation, where 1,615 properties together owe nearly ₹119.9 crore. This is followed by the West City Corporation, where 1,504 properties account for arrears of ₹84.23 crore, and the Central, where 1,398 properties owe ₹81.26 crore. The North has dues of ₹79.83 crore from 1,156 properties, while the South Corporation accounts for ₹72.30 crore from 1,347 properties.
Officials said that the corporations had first issued demand notices to all defaulting property owners, warning them to clear outstanding dues. When these notices went unheeded, the civic body escalated action by issuing attachment orders on the properties. However, even after attachment proceedings, payments were not forthcoming.
“After exhausting all statutory recovery steps, auction has become unavoidable,” a senior GBA official said, adding that the process has been initiated strictly in accordance with municipal laws.
As per the notification, the auction of defaulting properties is scheduled for February 17, 2026, and will be conducted at the respective Zonal Joint Commissioner offices across the city. The detailed list of properties issued with proclamation notices has been uploaded on the official website for public access.
The civic body has, however, offered one final window to defaulters. Property owners can still avoid auction by immediately clearing their dues through the online tax portal at https://BBMPTax.karnataka.gov.in. Officials said payments made before the auction date will automatically halt further proceedings against the concerned property.
The large-scale recovery drive comes amid sustained pressure on the corporations to improve its revenue collection and plug leakages, as the civic body struggles with mounting infrastructure costs and limited financial resources.
