Embassy-KSL Ventures Revamp Hebbal Project into Luxury Residential Hub worth Rs 843 Cr

Bengaluru, October 19, 2025 – In a bold pivot amid Bengaluru’s booming residential market, Embassy-KSL Realty Ventures has transformed its landmark ₹725 crore commercial development in Hebbal into a sprawling luxury residential enclave valued at ₹843 crore.

Originally greenlit by Karnataka’s State Level Environment Impact Assessment Authority (SEIAA) in December 2019, the project on a 9.94-acre plot at Survey Numbers 52/1 to 52/7 in Hebbal Village was envisioned as a mixed-use commercial complex.

Spanning 185,592.25 square meters of built-up area, it featured three office blocks (including one with two basements, ground plus 16 floors), a retail/event space (two basements plus ground and three floors), and a multi-level car park (ground plus three floors) accommodating 2,351 vehicles.

Given the little commercial development in the region, the development promised to inject vitality into the northern corridor with office spaces, retail outlets and more.

Fast-forward to 2025, and Embassy-KSL has filed for — and received — approval for a major overhaul, converting the site into a residential powerhouse.

The revised blueprint introduces 700 premium flats across structures with two basements, ground plus 23 floors, and a G+3 clubhouse, ballooning the built-up area to 224,600 square meters.

This expansion, under implementation since mid-2025, aligns with surging demand for upscale housing near tech hubs like Embassy Manyata Business Park, just 4 km away.

Project launch is slated for December 2025, with a five-year development timeline, positioning it as a key addition to Embassy’s portfolio of ultra-luxury residences.
