The Bruhat Bengaluru Mahanagara Palike (BBMP) has streamlined the process for property owners to obtain their e-Khata—a digital version of the traditional property document—via the e-Aasthi portal. This initiative aims to enhance transparency and efficiency in property record management.
What is e-Khata?
An e-Khata is the electronic version of the traditional Khata certificate, consolidating details from both the Khata certificate and extract. It includes comprehensive property information such as ownership details, property dimensions, usage, photographs, GPS coordinates, and a unique 10-digit e-property ID. This digital document is essential for property tax payments, obtaining building licenses, and proving legal ownership .
Eligibility Criteria
To apply for an e-Khata, the property must
- Be located within BBMP jurisdiction.
- Possess an existing A-Khata or B-Khata.
- Be owned by individuals, joint owners, legal heirs, or authorized representatives.
- Have all property taxes paid up to date .
Required documents
Applicants should prepare the following documents
- Sale Deed or Title Deed
- Latest Property Tax Receipts.
- Approved Building Plan or Layout.
- Occupancy Certificate (for newly constructed properties).
- Identity Proof (Aadhaar Card, PAN Card).
- Address Proof (Electricity or Water Bill).
- Property Identification (PID) Number.
- BESCOM Connection Number.
- Photographs of the property and owner.
- GPS coordinates of the property .
Application process
- Access the portal: Visit bbmpeaasthi.karnataka.gov.in and log in using your mobile number and OTP. New users must register to create an account.
- Locate property listing: Navigate to the ‘Get e-Khata’ section, select your ward, and search for your property using the owner’s name or property ID. If your property is listed, you can view the draft e-Khata.
- Submit final e-Khata application: Click on ‘Submit information for final e-Khata’ and provide the necessary details, including uploading required documents, completing Aadhaar eKYC, and selecting the property’s GPS location on the interactive map.
- Verification and payment: The system cross-verifies the information with existing databases. If all details match, the e-Khata is generated instantly upon payment of a ₹125 fee. In case of discrepancies, the application is forwarded to the Assistant Revenue Officer (ARO) for manual verification .
