High-rise housing push continues along congested Silver Oaks Road
Puravankara proposes five towers, 514 flats off traffic-prone Silver Oaks Road in Balagere

A large residential apartment project comprising 514 dwelling units across five high-rise towers has been proposed off Silver Oaks Main Road in Balagere, a congestion-prone arterial that has seen traffic volumes rise sharply with the addition of multiple large apartment complexes in recent years.
The project, promoted by Puravankara Limited, is planned on land bearing Sy No. 56 (new Sy No. 79/1) and adjoining survey numbers in Varthur hobli, Bengaluru East, and involves a total investment of ₹196 crore. The site lies about 2.5 km from Varthur–Sarjapur Road, 2.1 km from Panathur lake, and 2.5 km from Bellandur railway station.
Given its proximity to the Outer Ring Road tech corridor, the location has also allowed developers in the area to price apartments at a premium, riding on demand from employees working in nearby IT parks, the documents and market listings indicate.
The area has already witnessed a surge in high-rise residential construction over the past decade, accompanied by increased scrutiny over drainage networks, open spaces and civic amenity land.
Project
As per the documents reviewed by blrpost.com, the total site area measures 23,168.03 sq metres, of which 708.19 sq metres is classified as kharab land under a stormwater drain (nala) and excluded from development. The net developable area stands at 22,459.84 sq metres.
The project proposes five residential towers, each with two basements, a ground floor and 15–16 upper floors, rising to a height of 52.75 metres. The total built-up area is 1,13,522.28 sq metres, while the proposed Floor Area Ratio (FAR) of 3.31 remains below the permissible FAR of 4.8, the documents state.
In all, 514 apartments are planned, supported by 720 car parking space.
The developers have earmarked 1,122.99 sq metres for civic amenities, 2,249.47 sq metres for parks and open spaces, and an additional 2,293.86 sq metres of landscaped softscape areas. Service infrastructure such as sewage treatment and organic waste management together occupy 460 sq metres.
The eastern edge of the site abuts a natural drain, categorised as nala kharab land.
The promoter has also outlined a ₹2.94-crore corporate environmental responsibility plan, including tree plantation along Silver Oaks Main Road, development of pedestrian infrastructure, school infrastructure upgrades in Balagere, and contributions towards local road development.
Project drawings also record that over 1,100 sq metres of land has already been relinquished to the BBMP for road widening, along with an additional 13.72 guntas acquired for road purposes, to support a 30-metre-wide road connecting Panathur and Balagere..
