Bangalore Business Corridor: Land acquisition process begins for 73-km expressway

The long-pending Peripheral Ring Road (PRR) project — now rebranded as the Bangalore Business Corridor (BBC) — has entered a decisive phase, with the Bangalore Development Authority (BDA) initiating the process of finalising awards for landowners covering 2,400 acres required for the 73-km expressway.

Bangalore Business Corridor Chairman LK Atheeq and Bangalore Development Authority (BDA) Chairman N.A Haris directed the Special Land Acquisition Officers (SLAOs) to expedite compensation proceedings and begin issuing final awards,

The BDA has proposed five options to provide flexibility and reduce litigation among landowners:

  1. Cash compensation 
  2. Transferable Development Rights (TDR),
  3. Enhanced Floor Area Ratio (FAR),
  4. Developed residential plots in BDA layouts, and
  5. Commercial land parcels adjacent to the Business Corridor.

Officials said this model aims to ensure fair compensation while expediting land acquisition, which has long been the project’s biggest hurdle.

Eight-Lane Expressway with Metro Provision

The Bangalore Business Corridor will feature an eight-lane expressway, a five-metre central median reserved for a future metro line, and two service roads (each nine metres wide) with two traffic lanes and a cycle lane. Additionally, three-metre pedestrian pavements are planned on either side for enhanced commuter safety.

The total right of way (ROW) is proposed at 65 metres, of which 41 metres will be occupied by the main carriageway and median.

The corridor, designed to connect major highways including Tumakuru Road, Doddaballapur, Hoskote, Sarjapur, Hosur Road, and Mysuru Road, is expected to decongest city traffic while promoting commercial and industrial growth around the periphery.

Officials said the rebranded Bangalore Business Corridor will not only function as a transport link but also as a planned economic and logistics corridor, catalysing investments in emerging growth zones.

The BDA is now in the process of completing land award formalities and securing government clearance for compensation disbursement. Once a majority of the land is in possession, tenders for construction are expected to be floated.
