Prestige plans 27-acre township near Varthur Lake, just 400 metres away

Real estate major Prestige Estates Projects Ltd has proposed a massive residential township with a clubhouse, “Evergreen @ Prestige Raintree Park,” in Amani Bellandur Khane village, Varthur Hobli, Bengaluru East — located barely 400 metres from Varthur Lake.
Spread across 27 acres, the project will house 2,000 apartments with an estimated cost of ₹710.32 crore, according to documents submitted to the Karnataka State Expert Appraisal Committee.
The total built-up area is proposed at 5.15 lakh sq. metres, comprising seven high-rise towers of up to 19 floors and one low-rise block.
The development is expected to accommodate around 12,600 residents, with homes ranging from 1BHK to 4BHK units. To manage parking, 3,105 slots have been planned — about 40% higher than statutory requirements.
The project’s proximity to Varthur Lake (400m), Sheelavanthakere Lake (1 km) and Thubarahalli Lake (2.2 km) places it within an ecologically sensitive belt. To address this, Prestige has proposed: 50 metre buffer zone from primary nalas, 25 metres from secondary nalas, and 15 metres from a rerouted tertiary nala.
Under Corporate Environmental Responsibility (CER), Prestige has earmarked ₹1.5 crore for restoration works at Varthur Lake and Sheelavanthakere Lake, as well as for facilities in nearby schools and health centres. The lakes have a history of overflowing and flooding residential areas, thereby causing hardship and loss of livelihood.
formation of residential sites of different size and distribution to public by BDA and other agencies is not worth plan in backdrop of recent speedy development of city. Formation of layouts of sites which are only suitable to construct apartments by government/ private agencies is the best option due to land price,distance,community connect, infrastructure development cost.
largescale discussions have to be taken place& it is better to stop layouts which inolves 40×60,50×80 in all upcoming layouts.
